Overview

A grounds contract is really a consistency contract.

Anyone can mow a lot once. The difference over a season is whether it happens on the same day each week, whether the detail work gets done when nobody is watching, and whether you find out about the broken irrigation head from us or from a tenant.

ProScapes runs commercial grounds on fixed service windows with a documented inspection each visit. Crews are ours, equipment is ours, and the account manager who walked the property with you is the one reviewing the photos.

How we work

What makes this different from the last contractor.

Fixed service windows

You know which day and roughly which hours we are on site — enough to warn tenants before the mowers arrive.

Inspection on every visit

Crews log irrigation faults, turf disease, hardscape damage, and safety hazards. You hear about problems while they are still small.

Photo record

Completed work is photographed and time-stamped in your portal, so the June-was-neglected conversation ends with evidence.

In-house crews

The same crew on your property week to week. They learn your site, and they know which corner the sprinkler always misses.

Process

The season, step by step.

Spring

Cleanup, bed reset, mulch, irrigation start-up, first cuts, and a full-property condition report.

Summer

Weekly mow cycle, edging, bed weed control, pruning windows, and mid-season irrigation audit.

Fall

Leaf management on cycle, perennial cutbacks, final mow, and fall fertilization timing.

Winter prep

Irrigation winterization, bed protection, snow stake placement, and the winter site map handoff.

Questions

What buyers ask us.

How often do you mow?
Weekly through the growing season is standard for commercial properties, adjusted for growth rate and rainfall. In a drought stretch we will skip a cut rather than scalp stressed turf — and we will tell you why rather than quietly not showing up.
Do you handle spring and fall cleanup, or is that extra?
Both cleanups are written into the seasonal agreement with a defined scope. We publish the scope so you can compare it against a bid that says ‘cleanup included’ and nothing else.
What happens when a storm drops debris mid-week?
Storm debris response is part of the agreement. For properties on a full-service contract, we make a pass without waiting for a work order — you get a note and photos rather than an invoice surprise.
Can you coordinate around tenant hours?
Yes. Medical, senior living, and hospitality properties commonly get restricted mowing hours. We set those in the contract and route around them permanently, not on request each week.
