Newport commercial properties

What winter looks like in Newport, and how we run it.

Newport is a small river city about fifteen minutes east of our yard on I-494, and most of its commercial land is industrial, along the freight rail line and the US 61 corridor on the Mississippi.

Cold storage, distribution warehouses, and truck terminals cluster along Maxwell Avenue, Hastings Avenue, and the Raceway Business Center, with retail and services along Hastings and 7th Avenues. The St. Paul Port Authority's Red Rock Terminal sits just across the city line. Much of the city is on the river bluff, so grades and drainage matter when snow melts and refreezes.

We already maintain an industrial terminal in Newport.

About 15 minutes from our Eagan yard and salt storage. Newport runs on our east route out of the Eagan yard, so it gets early service and quick return trips.

Newport snow rules

What the City of Newport requires of commercial properties.

From the city's own code and public works pages. Rules change, so each one links to its source.

Sidewalks and trails

The city plows its streets and trails once 2 inches has accumulated. Private walks, entries, and lots are the property's to clear.

Source

Snow on the street

The city reminds owners that pushing or blowing snow from driveways and sidewalks onto or across public roads is a misdemeanor under state law.

Source

Parking

No parking on either side of any street 2–7 AM, Nov 1–Apr 1, during a declared snow emergency, or when more than 2 inches of snow is on the streets.

Source
What it means for your contract: Newport's overnight parking ban runs until 7 AM, an hour later than most cities. Trucks and staff who usually park on the street end up in your lot early in the morning, so lots here need to be open before the shift starts.
Where we work

Newport's commercial areas.

  • Maxwell Avenue cold storage and rail
  • Raceway Business Center (Hastings Ave)
  • Hastings Avenue corridor
  • 7th Avenue corridor
  • US 61 / I-494 interchange area
  • Red Rock Terminal area (nearby, St. Paul)
Built for Newport

Three things we plan for here.

Cold storage and distribution

Truck courts, dock aprons, and rail-side access cleared first, with continuous passes for operations that never close.

Truck terminals

Gates and trailer lanes open before the first departure, with stacking plans that keep turning room into March.

Bluff grades and refreeze

Pre-treatment on sloped drives and entries, and return passes when meltwater refreezes on the grade.

Service level matrix

What happens at each trigger depth.

Tuned to each Newport property during the site walk and written into your agreement. “As conditions warrant” is not a scope.

Questions

What Newport property managers ask.

What are Newport's winter parking rules?
No parking on either side of any street 2–7 AM from November 1 to April 1, during a declared snow emergency, or when more than 2 inches of snow is on the streets. Source: City of Newport street maintenance.
Do you service cold storage and 24/7 warehouses?
Yes. We maintain an industrial terminal in Newport today. Operations that never close get continuous passes on gates, truck courts, and docks during the storm, then a full cleanup and deicing.
How far is Newport from your yard?
About fifteen minutes from our Eagan yard by I-494.
What is your trigger depth, and can we change it?
Our default commercial trigger is 1 inch for full-lot service, with walks and entries inspected at any measurable accumulation. Trigger depth is set per property during the site walk and written into the contract.
Do you price seasonally or per event?
Both. Seasonal pricing gives you a fixed winter line and shifts the weather risk to us; per-event costs less in a light winter and more in a heavy one. We price both so you can see the spread against recent Twin Cities seasons.
We manage this property from out of state. How does that work?
Most of our portfolio clients are not on site. You get one account manager, certificates of insurance the same business day, and an event report inside 24 hours with timestamps, photos, and salt by weight — so you can see the lot was clear at 6 AM without calling anyone.
