Overview

The most expensive irrigation problem is the one nobody notices.

A stuck valve or a broken head does not announce itself. It shows up in August as a dead patch, and again in the water bill nobody reads line by line.

We run irrigation as a managed service: start-up, a documented head-to-head audit mid-season, controller programming reviewed against actual weather, and a winterization record you can point to if a line splits.

How we work

What makes this different from the last contractor.

Documented audits

A head-to-head audit with findings in writing, not a technician saying it looked fine. You see which zones underperform and what it costs to fix.

Water as a budget line

Controller programming reviewed against real weather. On large properties, correcting over-watering pays for the audit within a season.

Winterization sign-off

A record of what was blown out and when. If a line splits over winter, you know whether the service happened.

Repairs by our own techs

Diagnostics and repair are in-house. A failed zone gets fixed on the visit that found it, not after a second dispatch.

Process

The season, step by step.

Start-up

Pressurize, walk every zone, log every broken or misaligned head, and give you a repair estimate before the water bill starts.

Audit

Mid-season head-to-head coverage audit with documented findings and a prioritized repair list.

Optimize

Controller programming reviewed against seasonal demand and rainfall. Adjust rather than run the same schedule all summer.

Winterize

Compressed-air blowout by zone, controller shutdown, backflow drained, and a signed record filed to your property.

Questions

What buyers ask us.

How much does irrigation actually cost us in water?
On a large commercial site, more than most managers expect — and over-watering is more common than under-watering. A coverage audit plus controller correction frequently reduces consumption without any visible change in turf quality.
Do you do backflow testing?
Yes, with compliance documentation for your property file. Many Twin Cities municipalities require annual testing; we handle the test and the paperwork together.
Our system is old. Is it worth upgrading the controller?
Usually yes, and it is one of the cheapest upgrades available. A weather-based controller on a mid-size commercial property typically pays for itself in water savings faster than any other irrigation investment.
What if a line breaks mid-season?
Call us and we locate and repair it. For accounts on a maintenance agreement, emergency irrigation repair is prioritized ahead of scheduled work.
