Shakopee commercial properties

What winter looks like in Shakopee, and how we run it.

Shakopee is about thirty minutes west of our yard along Highway 13 and 101, and it has become one of the busiest distribution markets in the metro, with trucks moving through it around the clock.

Amazon's fulfillment center (about a million square feet) anchors the industrial side, alongside Valley Park Business Center at Valley Park Drive and County Road 101 and River Valley Business Park off Highway 169 and Old Brick Yard Road. Canterbury Park and Valleyfair bring big lots with seasonal swings, St. Francis Regional Medical Center serves the whole area, and downtown Shakopee has its own year-round overnight parking ban.

We already maintain property in Shakopee, including an industrial site and a church campus.

About 30 minutes from our Eagan yard and salt storage. Shakopee runs at the far end of our west route with Savage, with equipment staged along it before forecast events.

Shakopee snow rules

What the City of Shakopee requires of commercial properties.

From the city's own code and public works pages. Rules change, so each one links to its source.

Sidewalk deadline

24 hours after snow stops for commercial property and 36 hours for residential (City Code §90.04). After that, the city can clear the walk and bill the owner.

Source

Snow on the street

Snow removed from private property may not be deposited on streets, alleys, or other public right-of-way (City Code §71.18(C) and §90.04(F)). Doing it in a way that creates a hazard is a misdemeanor.

Source

Parking

No street parking 2–6 AM, Nov 1–Mar 31 (downtown: all year). After 2 inches or a declared snow emergency, no parking on snow emergency routes until streets are plowed curb to curb.

What it means for your contract: Shakopee gives commercial properties 12 fewer hours than homes to clear the public walk. On a 24/7 distribution site the walk is easy to forget while every truck lane is being cleared, so we put frontage walks on the first pass.

Built for Shakopee

Three things we plan for here.

Distribution and fulfillment

Gates, truck courts, trailer lanes, and dock aprons on continuous service, with loaders sized for large truck courts.

Medical and churches

Entries, drop-off lanes, and ADA routes first, scheduled around patient arrivals and weekend services.

The 24-hour commercial rule

Frontage walks cleared on the first pass and timestamped, so the §90.04 deadline is met and documented.

What happens at each trigger depth.

Tuned to each Shakopee property during the site walk and written into your agreement. “As conditions warrant” is not a scope.

Questions

What Shakopee property managers ask.

How long do businesses in Shakopee have to clear sidewalks?
24 hours after snow stops for commercial property (36 hours for residential), under City Code §90.04. The city can clear uncleared walks and assess the cost. Source: City of Shakopee snow removal.
Who plows Marschall Road and Highway 169?
Scott County maintains its county highways, including Marschall Road, and MnDOT maintains Highway 169. The city plows the rest. County and state plows can bury your entrances, so we schedule an entrance cleanup pass after they come through.
Can you keep a distribution center running through a storm?
Yes. Truck courts, gates, and dock aprons get continuous passes during the storm, then a full cleanup and deicing once it ends. Our crews follow your site check-in and safety rules.
What is your trigger depth, and can we change it?
Our default commercial trigger is 1 inch for full-lot service, with walks and entries inspected at any measurable accumulation. Trigger depth is set per property during the site walk and written into the contract.
Do you price seasonally or per event?
Both. Seasonal pricing gives you a fixed winter line and shifts the weather risk to us; per-event costs less in a light winter and more in a heavy one. We price both so you can see the spread against recent Twin Cities seasons.
We manage this property from out of state. How does that work?
Most of our portfolio clients are not on site. You get one account manager, certificates of insurance the same business day, and an event report inside 24 hours with timestamps, photos, and salt by weight — so you can see the lot was clear at 6 AM without calling anyone.
